Removals in Edinburgh
Edinburgh moves are decided by the stair, not the mileage. Most flats we load here sit in pre-1919 tenements of three to five storeys with no lift, and the tightest part of the day is the turn at the half-landing. We size the crew for that, and we tell you what the floors cost before the day rather than on it.

AFS Removals covers the whole of Edinburgh, EH1 to EH17, and the wider EH districts into East Lothian, Midlothian and West Lothian. House moves, office relocations, man-and-van work and European removals, all priced from the same published structure.
A one-bedroom flat in Marchmont and a four-bedroom house in Cramond are different jobs in almost every respect except how they are priced. What separates them is access: how many flights, whether the stair is stone or timber, whether the van can legally stop within thirty metres of the close door, and whether the vehicle is permitted inside the Low Emission Zone. Those four questions decide the vehicle and the crew. The bedroom count barely comes into it.
Edinburgh moves are staffed with a local crew, not dispatched from an office elsewhere in the UK — the same published rate card applies, but the vehicle and driver already know the closes, the setts and the one-way system.
What decides the price of a move in Edinburgh
Four things set the price: the vehicle and crew, the hours worked, the floor at each address, and the distance between the two addresses. Access matters more in Edinburgh than in most UK cities because of the housing stock.
- Vehicle and crew
- The hourly rate is set by which vehicle is allocated and how many movers are on it. There is a 2-hour minimum on the vans and a 3-hour minimum on the larger vehicles. A driver-only rate is not a fully crewed price — for a tenement flat above the first floor you will want at least two movers, usually three.
- Hours
- Billed as worked, against the vehicle minimum. In Edinburgh the largest single driver of hours is the carry: the distance from wherever the vehicle legally stops to the close door, and then the flights above it.
- Floor
- Only the ground floor is free. From the first floor up, stairs are charged by the flight at each property, so a third-floor flat moving to a second-floor flat carries both charges. A working lift removes them entirely.
- Distance
- A per-mile charge between your two addresses, specific to the vehicle. On a move across Edinburgh this is small — Marchmont to Leith is about three miles. On a move to England it becomes the largest single line on the quote.
Packing, furniture dismantling, reassembly and TV handling are priced separately at published rates, so you are not paying for them if you do not need them.
Edinburgh’s Low Emission Zone
Edinburgh’s Low Emission Zone has been enforced since 1 June 2024 and covers roughly 1.2 square miles of the city centre. It is a compliance requirement, not a charge — there is no daily fee, but a non-compliant vehicle inside the zone receives a Penalty Charge Notice.
The boundary. The zone runs from Tollcross west to Palmerston Place, along Queen Street through the New Town to Picardy Place, round Abbeyhill and onto Holyrood Road, down the Pleasance and back along the Meadows to Tollcross. The boundary roads themselves sit outside the zone, so a vehicle can drive around the edge without entering it.
The standards. HGVs, buses and coaches must meet Euro VI, in practice vehicles registered from around January 2013. Diesel cars and vans must meet Euro 6, typically from September 2015. Petrol cars and vans need Euro 4. Every vehicle in the AFS fleet meets the standard for its class, so the vehicle allocated to a job inside the zone is compliant by default.
The penalties. A Penalty Charge Notice starts at £60 and doubles with each further contravention, capped at £480 for cars and light goods vehicles and £960 for HGVs. It halves if paid within 14 days, and resets to £60 after 90 days without another contravention. Enforcement is by ANPR camera, 24 hours a day, seven days a week.
Who this affects. If you are moving into or out of the New Town, the Old Town, Tollcross, Newington, the Southside, Abbeyhill or Holyrood, the removal vehicle enters the zone. Marchmont, Bruntsfield, Leith, Stockbridge, Gorgie, Morningside and Portobello sit outside it, though a route through the centre may still cross it.
Edinburgh is one of four Scottish LEZs. Glasgow began enforcement on 1 June 2023; Aberdeen and Dundee joined Edinburgh on 1 June 2024. The penalty structure is identical across all four.
Stairs in an Edinburgh tenement
Only the ground floor is free. From the first floor up, stairs are charged at each property: £10 per person on the crew, per flight of stairs, for each hour at that address — a floor is 2 flights, so a first floor is 2 flights and a third floor 6. A working lift means no stair charge at all.
Edinburgh is a tenement city and this matters more here than almost anywhere else we work. Most flats in Marchmont, Bruntsfield, Leith, Gorgie, Dalry, Newington, Stockbridge and Morningside sit in stone blocks of three to five storeys built before 1919, and almost none of them has a lift. A second or third-floor flat is the ordinary case in Edinburgh, not the exception, which is why the stair charge appears on more quotes here than in most cities.
What the stair does to the day. A traditional Edinburgh stair is generous on the straight run and tight at the turn. The half-landing is where furniture stops. Wardrobes, bed frames, large sofas and anything with a fixed back frequently have to come apart in the room rather than at the door, because they will not make the turn assembled. That is why dismantling is priced per item and published — so you can budget for it rather than discover it.
Which floor is your floor. Scottish tenement flats are often described by the stair convention rather than the English one. If your title deed says 2F2, tell us that and we will price it correctly rather than guessing between the two systems.
Listed buildings. The Old and New Towns of Edinburgh are a UNESCO World Heritage Site, and much of the New Town is listed or sits in a conservation area. A piece of furniture that will not go down the stair cannot simply be taken out through a window. External hoists on a listed building require consent, and that is not a decision to make on the morning of the move. Flag anything oversized when you enquire and we will plan the dismantle instead.
Tap your floor on each building, or drag the marker beside it.
Stair charge
None
Ground floor, or a working lift, at both addresses.
£10 per person, per flight, per hour at each address; a floor is 2 flights. This is the stair charge only — the hourly rate for the vehicle and crew, and the per-mile charge, are separate. Your written quote confirms the hours.
Parking and access in Edinburgh
Central Edinburgh is almost entirely controlled parking, and on most tenement streets there is no legal space long enough for a Luton outside the close. The carry from wherever the van does stop is what stretches the day.
Bay suspension is arranged by you, not by us. The City of Edinburgh Council suspends bays for a removal on application, charged at the standard public parking rate for that street rather than a flat fee, and asks for a minimum of three working days’ notice, excluding weekends. We do not arrange it and we do not charge for it. What we will do is tell you honestly whether your street needs one — on a wide residential road in Corstorphine or Colinton it usually does not, and on Marchmont Road, in Leith or anywhere in the New Town it usually does. Apply early; suspensions are not same-day.
Tram tracks. Princes Street and Leith Walk carry tram lines and nothing stops on the tracks. If your address is on either, the vehicle stops on a side street and the carry gets longer. Tell us when you book so the time is in the estimate.
Setts and the Old Town. The Royal Mile, the Grassmarket, Circus Lane, Dean Village and the closes running off them are setts, often steep, with restricted vehicle access hours. Those jobs are planned around a smaller vehicle and a longer carry, not a bigger vehicle.
The five facts we need. The floor at both addresses. Whether there is a lift and whether it is in service. How far the nearest legal stopping point is from the door. Any permit zone hours or loading restriction. Anything oversized. Those five give you a realistic estimate instead of an optimistic one.
Your date of entry is fixed — plan around the hour
Buying a property in Scotland is not the same as buying in England, and it changes how a move is planned. Once missives are concluded, the date of entry is contractually binding, usually agreed weeks ahead. There is no chain collapsing at four in the afternoon and no completion time that slips while a van waits outside.
What moves is the hour. Keys are released through the solicitors once funds have transferred, which in practice means late morning to mid-afternoon rather than first thing. We book the crew for the day rather than an hour, load in the morning at the outgoing address, where nothing depends on funds transferring, and hold at the far end until your solicitor confirms release.
When to book. As soon as missives are concluded, or as soon as you have given notice on a tenancy. Entry dates cluster at month-end in Scotland, so the last Friday of any month is the hardest slot to book in Edinburgh.
If you are renting, the constraint is different — a Scottish private residential tenancy is open-ended and ends on notice, so your date is set by your notice period rather than a fixed entry date.
Access by neighbourhood
Access in Edinburgh varies more by neighbourhood than by distance. These are the notes our crews plan from.
New TownEH2, EH3In the LEZ
Georgian, largely listed. Wide streets but heavily controlled parking, and many flats are main-door or basement with area steps down from the pavement — a basement flat adds a carry that does not show up in the floor number.
Old TownEH1, EH8In the LEZ
Setts, steep closes, restricted vehicle access hours. Almost always a smaller vehicle and a longer carry. Confirm access hours for your close before the date is fixed.
Marchmont and the GrangeEH9Outside the LEZ
Dense pre-1919 tenements, three to five storeys, no lifts, controlled parking. The archetypal Edinburgh stair job, and the one where a suspended bay most often pays for itself.
Bruntsfield and TollcrossEH3, EH10In the LEZ
Tenements above ground-floor retail on the main roads, which means loading bays shared with deliveries and tighter windows.
Leith and NewhavenEH6Outside the LEZ
Victorian tenements, warehouse conversions and new-build waterfront blocks in the same postcode. The new-builds usually have service lifts booked with a concierge in advance. Tram tracks along Leith Walk.
StockbridgeEH3, EH4Outside the LEZ
Tenements and Georgian colonies. The colony houses have external stairs and very narrow internal ones; Circus Lane and the lanes off it are setts with almost no turning room.
MorningsideEH10Outside the LEZ
Tenements on the main road, larger stone villas and semis on the side streets. Generally easier vehicle access than Marchmont.
Newington and the SouthsideEH8, EH9In the LEZ
Tenements with a high proportion of student lets, inside or adjacent to the LEZ. Very heavy turnover in September and June.
Gorgie and DalryEH11Outside the LEZ
Dense tenement stock, narrow streets, tight parking. Match-day restrictions near Tynecastle are worth checking against your date.
PortobelloEH15Outside the LEZ
Victorian terraces and flats near the promenade, easier parking than central Edinburgh, some pedestrianised access close to the prom.
Corstorphine and MurrayfieldEH12Outside the LEZ
Interwar semis and detached houses with driveways, and the easiest vehicle access in the city. Event-day restrictions around Murrayfield Stadium.
Cramond, Barnton and Davidson's MainsEH4Outside the LEZ
Larger detached houses with off-street parking. Bigger loads, straightforward access.
Granton and TrinityEH5Outside the LEZ
Postwar and new-build mixed with Victorian villas. Newer blocks often have lift access and designated loading.
Colinton, Currie and Juniper GreenEH13, EH14Outside the LEZ
Suburban with off-street parking, and some narrow lanes around Colinton village.
Liberton and GilmertonEH16, EH17Outside the LEZ
Mixed postwar housing with driveways. Straightforward.
Dean VillageEH4Outside the LEZ
Steep, narrow, setts, very limited turning. Plan for a small vehicle and a carry, not a big vehicle and a short one.
Vehicle and crew for an Edinburgh move
The Luton Box Van is the vehicle most Edinburgh moves are built around. At 700 cubic feet it takes a two-bedroom flat or house comfortably, it handles a tenement street better than anything larger, and it is the right answer for the majority of jobs inside the city.
Larger vehicles are available and we arrange them regularly for four-bedroom houses, office relocations and long-distance loads. What we will not do is send a vehicle that cannot reach your door. In the Old Town, Dean Village, the Stockbridge colonies and the tighter parts of Marchmont, two smaller loads finish faster than one large vehicle parked three streets away.
Crew size is not decided by bedroom count. It is decided by the floor, the carry and what has to come apart. A one-bedroom third-floor flat in Marchmont with a wardrobe to dismantle is a three-mover job. A three-bedroom house in Corstorphine with a driveway and everything on one level may not be.
Furniture dismantling and reassembly
Dismantling is charged per item at a published rate rather than folded into the hourly rate, so customers who do not need it are not paying for it. Every dismantling or reassembly booking has a £90 minimum. In Edinburgh this is not an optional extra as often as it is elsewhere — a tenement half-landing stops most wardrobes and many bed frames, so the question is usually not whether something comes apart but when.

Packing in Edinburgh
Packing can be booked as a complete package by property size, with the labour and the materials both included and both published. Removal and transport are quoted separately.
| Property | Team / slot | Total |
|---|---|---|
| 1 bedroom | 2 packers / up to 3 hrs | £400 |
| 2 bedrooms | 2 packers / up to 4 hrs | £600 |
| 3 bedrooms | 3 packers / up to 6 hrs | £1,000 |
| 4 bedrooms | 3 packers / up to 8 hrs | £1,300 |
| 5 bedrooms | 4 packers / up to 8 hrs | £1,650 |
| 6 bedrooms | 4 packers / up to 10 hrs | £2,000 |
| 7 bedrooms | 5 packers / up to 10 hrs | £2,400 |
The evening and weekend surcharges matter more in Edinburgh than elsewhere, because Scottish key releases land in the afternoon. A job that starts at nine and finishes at seven is a standard day; one that starts in the evening is not — evening service carries a 15% surcharge, Sunday or Bank Holiday work 20%. We tell you which one you are booking.
TV handling and wall mounting
Televisions are priced separately from the removal itself. Prices assume an existing wall bracket suitable for reuse.
| Remove TV from an existing wall bracket | £40–£60 |
|---|---|
| TV protection / packing for removal | Quoted by TV size & protection required |
| Remove + professional remount at destination | From £120 |
| Large / difficult TV installation | £150–£250+ |
| Specialist wall, concealed cables or new bracket installation | Separate quotation |

When to move in Edinburgh
The two months to plan carefully around are August and September. August closes large parts of the city centre to vehicles; September is the heaviest week-on-week demand of the year.
August — the Festival and the Fringe. Road closures and pedestrianisation across the Old Town, the Southside and parts of the New Town run for most of the month. If your date of entry falls in August and you are moving within the centre, book early and expect an earlier start than March would need.
September — the student intake. The University of Edinburgh, Heriot-Watt, Edinburgh Napier and Queen Margaret all return in September, concentrated in Newington, the Southside, Marchmont and Gorgie. Smaller vehicles and man-and-van slots go first.
June and July mirror September as lets are emptied. Month-end, any month, is the hardest slot to book, since Scottish entry dates cluster there. The quietest windows are mid-January to March and mid-October to mid-November.
