Most of what we do is this: getting a household from one address to another without the day falling apart. It runs on unglamorous things — the right size of vehicle, enough people on it, and someone whose job it is to answer the phone when the completion time slips.
Every move comes with Goods in Transit and Public Liability cover, a crew employed by AFS rather than a subcontractor, and one coordinator from the quote to the last box.
We move homes of every size across the UK. Local and long-distance moves are priced from the same published rate card, so there is no separate long-haul rate you only see later.
The vehicle and crew we recommend are matched to what you are actually moving, not just a bedroom count, so the price reflects the real job rather than a generic package built around a guess.
Every rate is online before you speak to anyone — hourly charges by vehicle and crew, per-mile distance, stairs and per-item furniture prices — and your written quote arrives within 24 hours, itemised against them.
Packing, materials, furniture dismantling and reassembly are available for anyone who wants the whole job handled, each priced on its own so you never pay for something you did not ask for.
How much do house removals cost?
The main factors are the vehicle and crew, loading and unloading time, and the distance between your two addresses. Access and any packing or furniture work help us build the rest of the quotation.
- Vehicle, crew and time
- For hourly moves, the rate depends on the vehicle and number of movers. Hours are billed as worked, subject to a 2- or 3-hour minimum depending on the vehicle. Tell us what is moving so we can confirm a suitable team and allow realistic loading time.
- Distance and access
- A vehicle-specific per-mile charge is added. Stairs, parking and the walk from the vehicle to each front door also matter: a short local journey can still involve a long loading day. Tell us about working lifts and any loading restrictions at both addresses.
- The work you need us to do
- Furniture dismantling and reassembly are priced per item. Packing requirements and any additional collection or delivery stops should be agreed before the move, so the quotation reflects the whole job.
A driver-only rate is not a fully crewed price. Your written quote confirms the vehicle, crew and scope of work — and the price is the total, with no VAT added on top.
Published prices to help you plan
Packing is sold as a package by property size, with labour and materials in one published price. Removal and transport are quoted separately.
- 1-bedroom packing package
- £400
- 2-bedroom packing package
- £600
- 3-bedroom packing package

- 4-bedroom packing package

Separately priced work
- Stairs: £10 per person on the crew, per flight of stairs, for each hour at that address — a floor is 2 flights, so a first floor is 2 flights and a third floor 6. Only the ground floor is free; a working lift means no stair charge.
- A single or double bed: £50 to dismantle, £90 with reassembly at the other end. Every dismantling or reassembly booking has a £90 minimum; other furniture has its own per-item rate.

What size removal van and crew will I need?
Property size is only a starting point. The volume of furniture and boxes, access, parking and unusually large items also affect the vehicle and crew we recommend.
A starting point for your inventory
The capacities and minimum bookings are from our fleet data. Property suggestions are guidance, not a guaranteed vehicle allocation.
How many movers will attend?
The rate card offers 2 movers, 3 movers, 4 movers, as well as driver-only bookings. Bedroom count does not decide the crew: tell us about the furniture, stairs and any heavy items, and confirm who will handle loading and unloading when you book.
- Access can change the vehicle
- Narrow roads, low entrances and restricted parking may make a smaller vehicle more practical. Share height restrictions and loading rules before a vehicle is allocated.
- Volume matters more than bedrooms
- Include the loft, shed and garden furniture in your inventory. A lightly furnished three-bedroom house can have less to move than a full two-bedroom flat.
- Large items and longer journeys need a plan
- Flag pianos, heavy furniture and oversized pieces early. If the load may need more than one vehicle or journey, discuss that before booking, especially when the destination is a long way away.

What happens on moving day?
The crew arrives, walks the property with you, protects floors and doorways, dismantles what needs dismantling, and loads in the order the load will come off. At the other end, boxes go to the rooms you labelled them for and nothing leaves until you have walked the property.
- 1
Arrival and walkthrough
The crew checks every room with you to confirm what's moving and what's staying, and flags anything needing special handling — beds, pianos, anything fragile.
- 2
Protection goes down
Floors, doorways and door frames are protected before a single item moves, and furniture is blanket-wrapped. That protection is part of the standard job, not billed separately.
- 3
Dismantling
Anything booked for dismantling comes apart — usually beds and larger wardrobes, which often will not leave a room assembled.
- 4
Loading
The van is loaded in the order you want it unloaded — heavier, sturdier items first, fragile pieces last — rather than however things come to hand.
- 5
Travel
The same crew that loaded the van travels with it and unloads it — nobody new takes over partway through. On a long move that is the whole day; on a local one it may be twenty minutes.
- 6
Unloading by room
Boxes and furniture go to the room you labelled them for, not into whichever hallway is nearest the door. That one habit saves more time at the far end than anything else you can do.
- 7
Reassembly
Anything we took apart goes back together, where that was booked.
- 8
Final walkthrough
Nothing leaves until you have walked the property and confirmed furniture is where you want it.

Moving your office or workplace?
An office move is judged on one thing: how long you are not working. We sequence the job around what has to be packed last, unloaded first, and live again by the time you reopen.
Office removal services & rates
Local or long distance?
Both are priced from the same rate card for house removals — an hourly rate set by vehicle and crew size, plus a per-mile charge. A long job does not attract a different kind of pricing, just more miles on the same card.
Local
Distance is barely a factor. What decides the day is volume, access at both ends and how long loading and unloading realistically take.
Long distance
The same fundamentals, with mileage and timing added. Departure time and when the job can realistically finish at the far end matter more, particularly on a same-day completion.
What changes from one move to the next?
Two moves of the same property size can run very differently. These are the things that most often change the vehicle, the crew or the time — and the details worth telling us when you enquire.
Restricted parking at one end
If the vehicle cannot get near the door, the carry gets longer and loading takes more time. Tell us the distance from the nearest legal stopping point to the front door — it changes the estimate more reliably than the number of bedrooms does.
A flat above the first floor
Only the ground floor is free. From the first floor up, stairs are charged by the flight at each property, for the time the crew spends there. A working lift removes the stair charge entirely, so it is worth confirming the lift is in service on the day.
Completion time not yet confirmed
Keys often arrive later than anyone plans for. We book the crew for the day rather than an exact hour, and the coordinator stays reachable while you wait for the call.
Large furniture that will not fit through the door
Wardrobes and bed frames frequently have to come apart before they leave the room. Flagging these in advance means the crew arrives with the right tools and the time is already in the estimate.
A long-distance move
The same rate card applies — hourly rate by vehicle and crew, plus a per-mile charge. What changes is planning: departure time, the route, and when the load can realistically be unloaded at the other end.
More volume than the property size suggests
A heavily furnished two-bedroom house can hold more than a sparse three-bedroom one. Garages, lofts and sheds are what usually get forgotten. An accurate inventory is what stops a vehicle arriving too small.
These are planning examples, not records of particular jobs.
How do I get a quote?
Four steps, and the third is a written price you can check — not a callback promise.
- 1
Tell us about your move
Both addresses, your likely date, roughly what is moving, and anything that affects access — stairs, lifts, parking, a long carry.
- 2
We match a vehicle and crew
Sized to the volume and the access, not just the number of bedrooms — see how that works on the van and crew guide above.
- 3
Your written quote arrives within 24 hours
Itemised against the published rate card: hourly rate, crew, mileage and any extras, line by line.
- 4
Your coordinator confirms the details
One named person carries the job from the quote through to the last box, and is who you call if anything changes.

How should I prepare for moving day?
The preparation that saves the most time on the day is confirming access at both addresses, labelling boxes by destination room, flagging furniture that needs dismantling, and keeping documents, medication and valuables with you rather than on the van.
2–4 weeks before
- Confirm your likely moving date, even if completion is not fixed yet.
- Tell us about both addresses — stairs, lifts, parking and how far the van can get from the door.
- Check whether either address needs a parking permit or a bay suspension.
- List the large or awkward items: wardrobes, pianos, garden equipment, anything in a loft.
- Decide whether you want packing, and whether that is the whole property or fragile items only.
- Book a house clearance for anything that is not coming with you.
1 week before
- Finish packing everything you will not need in the final week.
- Label every box with the room it is going to at the new address, not the room it came from.
- Set aside anything you would rather move yourself — documents, jewellery, small valuables.
- Confirm which furniture needs dismantling so the crew arrives prepared.
- Tell your coordinator about any change to the date or the access.
- Arrange for any appliance that needs disconnecting to be dealt with by the appropriate trade.
24–48 hours before
- Pack an essentials box: kettle, mugs, chargers, toilet roll, a change of clothes.
- Keep medication, passports and paperwork with you rather than on the van.
- Empty and defrost the freezer if it is coming with you.
- Charge your phone and make sure your coordinator has the number you will actually answer.
- Put anything that is not moving in one clearly marked place.
On the morning
- Keep keys, documents and valuables with you.
- Walk the crew round and point out anything fragile or not moving.
- Say where the van can park and where the nearest access point is.
- Keep children and pets somewhere safe and out of the carry route.
- Make sure the essentials box is the last thing loaded or travels with you.
At the new address
- Tell the crew what each room is called so labelled boxes land correctly.
- Check furniture placement before the crew leaves — moving a wardrobe later is harder alone.
- Confirm anything booked for reassembly has been put back together.
- Walk the property with the crew before they go.
Packing takes longer than almost anyone expects.
