Other charges that can apply

  • Stairs

£10 per person, per flight, per hour

From the first floor up, for the hours at that address. A floor is 2 flights, so a first floor with a two-person crew adds £40 an hour there. A working lift that takes furniture removes the charge.

    Work out your stairs
  • Waiting time

    £40 per person, per hour

For example if the keys are released late on completion day: £80 an hour for a two-person crew.

  • Timing

    +15% evenings

    +20% Sundays and bank holidays

Your quote says which applies to your date before you book.

  • Congestion Charge

TfL's daily charge inside the zone only

Added as its own line if either address is inside central London's Congestion Charge zone during charging hours. Our vans meet the ULEZ standard, so there is no ULEZ charge.

TfL: Congestion Charge zone and hours

The minimum booking is 2 hours for the Small Transit (SWB) and Transit LWB, and 3 hours for the Luton Box Van, 5.5 Tonne Lorry, 7.5 Tonne Lorry, 10 Tonne Lorry, 12 Tonne Lorry and 18 Tonne Lorry.

To get an itemised quote, send us both addresses, the floor and lift situation at each, where the van can stop, and what the job involves. Your quote arrives in writing within 24 hours.

Stairs and lifts

The floor and the lift decide the price

Ground floor is free. From the first floor up, stairs are £10 per person, per flight, per hour, counting 2 flights to a floor. A working lift that takes the furniture means no stair charge at all. These are the added hourly amounts for one address with no usable lift:

FloorFlights2 movers3 movers
Floor 12£40 an hour£60 an hour
Floor 24£80 an hour£120 an hour
Floor 36£120 an hour£180 an hour
Floor 48£160 an hour£240 an hour

Your building

Lifts, concierges and move times

Many London blocks have their own move rules. Ask your managing agent early and send us what they say.

  • Book the lift, or the goods lift, for your slot and check it takes a sofa
  • Check permitted move hours, including weekends
  • Ask where the van should load: street, loading bay or car park
  • If the building asks for our insurance certificate, we send it on request

Parking

Getting the van close to the door

Every metre between the van and the door is carried many times. If there is no legal space close by, you can apply to the council for a parking suspension and pay its fee. Notice periods and prices differ by borough.

Big furniture

When the sofa won't fit

Large beds, wardrobes and some sofas need taking apart to get round a stairwell or into a lift. Dismantling and reassembly are priced per item, with a £90 minimum booking. We do not hoist furniture through windows, so tell us about anything that came in that way.

Flat Removals by AFS Removals

The service

Flat Removals with AFS

Most of what we do is this: getting a household from one address to another without the day falling apart. It runs on unglamorous things — the right size of vehicle, enough people on it, and someone whose job it is to answer the phone when the completion time slips.

Every move comes with Goods in Transit and Public Liability cover, a crew employed by AFS rather than a subcontractor, and one coordinator from the quote to the last box.

Before moving day

Before moving day in London

Three things that decide how a move runs at any address. Tell us about them when you ask for a quote.

  1. Parking at both addresses

Is there somewhere a van can legally stop close to the door? If a bay needs suspending, each council sets its own notice and fee, from a few working days to three weeks, so check yours before you fix the date.

  2. Floors, stairs and lifts

Which floor, and does a lift take furniture? Stairs are charged by the flight from the first floor up, and a working lift removes the charge.

  3. The carry to the door

A long walk from the van, a narrow gate or a tight stairwell changes the time a job takes. Tell us, and it is planned rather than found.

Stairs and lifts

Floors, lifts and the carry from the van

Tell us which floor each address is on and whether a lift takes furniture. Stairs are charged by the flight from the first floor up, and a working lift removes the charge. A long walk from the van, a narrow gate or a tight stairwell also changes the time a job takes.

Fourth floor8£160

£10 per person, per flight, per hour spent at that address, driver included. A crew of 2 spending one hour loading on a third floor (6 flights) adds £120. With a working lift that takes the furniture, the line is £0.

Extra help

Deciding how much help you need

Most moves need only a vehicle and a crew sized to the home. These are the situations where adding help usually saves time or reduces risk.

  • An extra mover

Worth it when there are stairs at both ends, a long carry from where the van can stop, or a tight window between collecting your keys and handing over your old ones.

For a Luton Box Van, a third mover takes the hourly rate from £100 to £130.

  • Packing

Worth it when you have less than a week, a lot of glass, china or artwork, or little time around work.

Packing packages include the materials: £400 for a 1-bedroom home, £600 for 2 bedrooms and £1,000 for 3. If you only want the breakables done, fragile-only packing covers glass, china, artwork and mirrors.

  • Dismantling and reassembly

Worth it when a bed, wardrobe or table will not pass through a stairwell or doorway in one piece.

A single or double bed is £50 to dismantle, or £90 to dismantle and rebuild; a standard two-door wardrobe is £60, or £110 with reassembly. Every dismantling booking has a £90 minimum.

  • Pianos, antiques and artwork

Worth it when an item is heavy, valuable or awkward enough to need extra wrapping and handling.

Priced for the item, after we know what it is and where it has to go.

  • Storage

Worth it when your new home is not ready on moving day, the dates do not line up, or you are downsizing and need somewhere for what does not fit yet.

We arrange secure storage near either address. Storage for a 1-bedroom flat's contents is £250 to £350 a month, VAT included, with the first month paid upfront; larger homes are priced on volume in your quote. Moving into and out of storage is priced like any other move.

How flat removals in London works

Five steps, one coordinator, and a plan agreed before the van arrives.

  1. 1

    Tell us about your move

Use the quote form, call or WhatsApp. Add photos if it helps — the more we know, the more accurate the price.

  2. 2

    Get your written quote

An itemised quote within 24 hours, built from our published rates: vehicle, crew, hours and extras, line by line.

  3. 3

    Your coordinator takes over

Once you book, one named coordinator confirms the date, vehicle and crew, and stays your contact until the last box is in.

  4. 4

    Packed and loaded

Floors and doorways protected, furniture dismantled and blanket-wrapped, and the van loaded in the order you want it unloaded.

  5. 5

    Unloaded and rebuilt

Boxes go to the rooms you labelled, beds go back together, and the crew stays until you have walked the house.

“Thoughtful, professional & hard working. They did not stop! I had 3 offices to clear & 3 hours to do it in. I was having a meltdown and they were patient and accommodating. Job done. Happy move.”

Questions

Flat Removals in London: common questions

Do you charge for stairs in a London flat?
From the first floor up, when there is no working lift that takes the furniture: £10 per person, per flight, per hour.
What if the lift is too small for the sofa?
Boxes go in the lift and large furniture goes by the stairs, or is dismantled if it can be. Tell us which items will not fit and the quote is worked out on that basis.
My building wants your insurance certificate. Can you send it?
Yes. We send it to your managing agent or concierge on request.
Can you take furniture in through a window?
No, we do not hoist furniture. We dismantle what can be taken apart so it fits the stairs or the lift.
Do you cover all of London?
Yes. We cover all of London and the rest of Greater London, and we move people to and from anywhere in the UK. A long-distance move is priced from the same rate card as a local one — it just has more miles on it.
What are your prices for flat removals in London?
The same as everywhere we work — our rates do not change by postcode. For example, 2-bedroom home: £780 (5.5 Tonne Lorry, 2 movers, about 6 hours loading and unloading). Loading and unloading labour only, worked out the same way as our quote form. Driving time, mileage between your two addresses, stairs (£10 per person, per flight, per hour at that address), packing and dismantling are added in your written quote. Your itemised written quote arrives within 24 hours.
