Key takeaways
The short version- Barnet is a borough of big homes: 25.4% of households have four or more bedrooms, against about 17.9% across London, and 53% of homes are houses. On our rate card, a 2-bedroom home already needs a 5.5 Tonne Lorry, and a 4-bedroom house a 10 Tonne Lorry.
- A Barnet bay suspension costs £241.02 for one bay for one day (£171.39 admin plus £69.63 a bay), with 7 calendar days' notice. A dispensation for one vehicle is £51.90 a day with 2 working days' notice, and the council's own form gives "moving home" as a reason.
- Parklets in eight Barnet town centres, including Finchley Central, North Finchley and East Finchley, cannot be suspended at all. If you live near one, talk to the council before you apply.
- Barnet's 2026/27 council tax runs from £1,421.73 (Band A) to £4,265.20 (Band H), £2,132.60 at Band D. There are separate forms for moving into, within and out of the borough.
- On our rate card, a 1-bedroom flat moved 3 miles within Barnet comes to about £455.40, and a 3-bedroom house about £1,537.20, before stairs or extras.

Barnet is the borough at the top of the Northern line: Finchley, East and North Finchley, Golders Green, Hendon, Mill Hill, Edgware, Whetstone and Chipping Barnet itself. It is one of the largest London boroughs by households, and its homes are bigger than London's average. Four-bedroom houses are common here, flats are a little under half of all homes, and the average price is in the upper half of the London boroughs. That changes what a move here needs: the vehicle, the crew, the parking and the paperwork.
This guide covers what is particular to moving into, out of or within Barnet: the borough's housing mix from the Census and how each type of home plays out on the day, Barnet Council's own rules and fees for suspensions, dispensations, permits, council tax and bins, and what a move costs on our published rate card, with the real Barnet job we have booked before.
What kind of homes does Barnet have?#
Barnet had 148,917 households at the 2021 Census, the 2nd most of the 32 London boroughs in our data. Its homes split almost evenly: 47% are flats, maisonettes or apartments and 53% are houses. Across the London boroughs, weighted by households, flats are about 54% of homes, so Barnet has more houses than the London norm. Semis are the single largest house type, at 28% of all homes.
| Census 2021 | Barnet | London boroughs (household-weighted) |
|---|---|---|
| Flats, maisonettes and apartments | 47% | 54% |
| Houses (detached, semi and terraced) | 53% | 46% |
| Detached | 10% | – |
| Semi-detached | 28% | – |
| Terraced | 15% | – |
| Homes with 4 or more bedrooms | 25.4% | 17.9% |
| Homes owned outright or with a mortgage | 52.7% | 45.2% |
| Households | 148,917 | 2nd largest of 32 |
What stands out is size. 37,832 Barnet households, 25.4% of the total, live in a home with four or more bedrooms, against about 17.9% across London. That is the 5th highest share among the 32 boroughs. Add three-bedroom homes and 52.8% of households have three bedrooms or more. More than half own their home (52.7%); 32.7% rent privately and 13.5% rent from a council or housing association.
Prices match the size. The ONS put Barnet's average price at £593,000 in August 2026, the 12th highest of the 32 boroughs, and its detached houses averaged £1,600,000. Private rent averaged £1,953 a month in September 2026, from £1,502 for one bedroom to £3,199 for four or more.
| ONS figure | Barnet | Rank among the London boroughs |
|---|---|---|
| Average price, August 2026 (provisional) | £593,000 | 12th highest of 32 |
| Detached house | £1,600,000 | 11th highest |
| Semi-detached house | £846,000 | – |
| Terraced house | £632,000 | – |
| Flat or maisonette | £364,000 | – |
| Average private rent, September 2026 | £1,953 a month | 18th highest |
It is also a borough people move into. At the Census, 36,413 residents, about 9.4% of the population, had moved in from another UK address in the year before, and 43.2% of residents were born outside the UK. If you are arriving from abroad, moving your belongings into the UK covers the customs side before the Barnet paperwork below.
What Barnet's homes mean on moving day#
The Census mix tells you most of what a Barnet quote will contain. Each kind of home has its own pattern, and the borough has a lot of each.
Four- and five-bedroom houses
This is the Barnet move that sets it apart from inner London. On our rate card a 3-bedroom house goes in a 7.5 Tonne Lorry with 3 movers, and a 4-bedroom house in a 10 Tonne Lorry with 4 movers. Big houses carry more than furniture: lofts, garages, garden sheds and spare rooms full of boxes add hours that a bedroom count does not show. Tell us about them at the quote stage, with photos if you can. Wardrobes, bed frames and dining tables in a large house often need dismantling to leave by the door, and we add that as a line, not as a surprise on the day.
A lorry needs room. Many Barnet houses have a driveway, which can make a suspension unnecessary, but a driveway with a car on it, a low arch or overhanging trees can rule it out. Tell us the distance from the kerb to the front door, and whether the road is narrow or parked on both sides.
Semis and terraces
Semis are 28% of Barnet's homes and terraces 15%. For a three-bedroom semi the vehicle usually stops on the road, which is where Barnet's suspension and dispensation rules come in. A front garden path and a step down to the pavement add carrying time, and a side return can help when a sofa will not turn in the hall.
Flats and maisonettes
Flats are 47% of homes: purpose-built blocks, mansion flats, conversions of large houses and flats over the shops of the high roads. Above the ground floor, the question is the lift: whether there is one, whether it takes a sofa, and whether the building wants it booked. Without one, we charge £10 for each mover, each flight and each hour the crew works at that address, counting 2 flights to a floor.
As an example, a 2-bedroom home on the second floor with no lift takes 3 movers about 3 hours to load. That adds £120 an hour, or £360 in all, to a move that is £1,046 from the ground floor. If the block's lift will take the furniture, there is no stair charge at all. Lifts, porters and building rules get their own section in moving a flat in London.

What a Barnet move costs on our rate card#
Every Barnet figure below comes from our published rate card and the quote form's own sums. Each home is given its suggested vehicle and crew, then time to load and unload and time to drive the distance; the total goes up to the next half hour, never drops below the vehicle's minimum, and the per-mile charge is added at the end. The 3-mile column stays inside Barnet and the 8-mile column is a longer trip, such as Finchley to central London. We chose both distances; neither is a fixed figure.
| Home | Vehicle and crew | Hours charged (3 miles) | 3 miles, e.g. Finchley to Whetstone | 8 miles, e.g. Finchley to central London |
|---|---|---|---|---|
| 1-bedroom flat | Luton Box Van, 2 movers | 4 hr 30 min | £455.40 | £464.40 |
| 2-bedroom home | 5.5 Tonne Lorry, 3 movers | 6 hr 30 min | £1,046 | £1,056 |
| 3-bedroom house | 7.5 Tonne Lorry, 3 movers | 8 hr 30 min | £1,537.20 | £1,549.20 |
| 4-bedroom house | 10 Tonne Lorry, 4 movers | 10 hr 30 min | £2,423.40 | £2,437.40 |
The distance adds little. Going from 3 to 8 miles adds £9 to the 1-bedroom flat and £12 to the 3-bedroom house. What you pay for is handling: how big the home is, how many stairs, and how near the vehicle can park. Barnet's bigger houses push most moves into the lower rows of this table. Anything that depends on your own addresses is left out here, from stairs, dismantling and packing to evening or Sunday surcharges; your written quote lists each one separately.
For the rate card and quote form, see house removals in Finchley. We also have pages for East Finchley, North Finchley, Whetstone, Golders Green, Edgware and Barnet; for a move that crosses the capital, start from London house removals.
The Barnet move we have booked before#
This is the real booking in our records that starts or ends on one of our Barnet area pages, anonymised to the area. The price is what the customer booked at the time under our earlier pricing, so read it for what the move involved, not as a current price. Its mileage is measured as the crow flies between the two postcode districts, so the drive itself was further.
| Month | From → to | Straight-line miles | Job | Volume | Items noted | Price booked then |
|---|---|---|---|---|---|---|
| April 2026 | East Finchley (N2) → Hampstead (NW3) | 3 | 3-bedroom house, with storage arranged (priced separately) | 700 cu ft | beds, bookshelves, desks | £1,350 |
It is a typical Barnet job in one way and not in another. A three-bedroom house of about 700 cu ft is the borough's common size, but this move also needed storage, which we arranged through our storage partner and priced separately, so the figure is not comparable with a plain move. For reference, today's rate card for a 3-bedroom house over 3 miles, with no storage, comes to £1,537.20. If your dates do not line up, storage costs in London explains how that part is priced.
The other end matters too. Hampstead is in Camden, whose rules are different from Barnet's: its parking page lists a first-day waiver for moving home, against Barnet's flat admin fee and daily rate. On a move between the two boroughs you deal with two councils, which is what moving between London boroughs is about.
Reserving space for the van: suspension or dispensation?#
Barnet offers two ways to keep space for a removal vehicle, and its suspensions and dispensations page, updated in September 2026, sets out both. A suspension closes one or more parking bays to everyone else. A dispensation lets one named vehicle park where it normally could not, such as on a yellow line. Barnet is one of the councils that names removals as a reason for a suspension, and its dispensation form gives "moving home" as an example reason. These are the costs it listed on 5 November 2026:
| What you book | Notice | One day | Two days |
|---|---|---|---|
| Suspension, 1 bay (5 metres) | 7 calendar days | £241.02 | £310.65 |
| Suspension, 2 bays (10 metres) | 7 calendar days | £310.65 | £449.91 |
| Suspension, 3 bays (15 metres) | 7 calendar days | £380.28 | £589.17 |
| Dispensation, 1 vehicle | 2 working days | £51.90 | £103.80 |
How a Barnet suspension works
- Notice. At least 7 calendar days before the suspension starts. To change the location or start date you normally need five working days' notice, and nothing can change once the boards are on the street
- Bays, not metres. Each bay is 5 metres. You choose the exact bays on the council's Traffweb parking map and upload an image of them with the application. Barnet says it is your responsibility to match the request to the bays that exist, and a wrong request can be delayed or suspend the wrong bays
- Which bays. Barnet normally suspends permit and paid bays. Other types only in exceptional circumstances
- Payment. By card when you apply (not American Express). The £171.39 admin fee is non-refundable for each successful application, so one longer suspension costs less than two short ones
- Cancelling. Cancelling inside your MiPermit account does not cancel the booking. You have to contact the council
- On the day. Signs show the extent, duration and purpose, and waiting and loading are banned for everyone else. A car left in the bays gets a penalty charge notice and may be relocated or removed
How a Barnet dispensation works
A dispensation is for one vehicle registration only, cannot be transferred, and costs £51.90 a day. You need to apply at least 2 working days before. Barnet's examples include a vehicle too big for a normal bay, the need to be as close as possible for loading or unloading, and no other space being available, which describes most house moves. The council considers safety before it approves a location, can withdraw a dispensation without notice for a major event or emergency, and does not refund unused days. The driver still has to park safely and must move if a police officer or Civil Enforcement Officer asks.
For a one-day move, the difference is large: £51.90 for a dispensation against £310.65 to suspend two bays. But they do different jobs. A dispensation lets the vehicle stand on a yellow line; it does not stop other cars from taking the space you were counting on. A suspension clears the bays, but only where there are bays to clear. We need the vehicle's registration for a dispensation, so ask us for it once the vehicle is allocated. Suspension or dispensation explains which suits which street.
Parklets: the bays Barnet will not suspend
Some bays in Barnet's town centres have been turned into parklets, the outdoor seating areas in front of cafés and shops, and the council says it cannot suspend them. Its page lists them in eight town centres: Chipping Barnet, East Finchley, Edgware, Finchley Central, Hendon, Mill Hill, North Finchley and Temple Fortune. Several of the listed bays are on Ballards Lane in Finchley Central and North Finchley, and on the High Road in East Finchley. If your flat is above or near one, Barnet asks you to contact its customer services before applying, so allow extra time.
Under our quotation terms, you apply for and pay for any suspension or dispensation, and we plan the vehicle and crew around it. Send us the booking reference and the bay location once it is confirmed. Our parking suspension finder and parking suspensions for moving day cover the process across London.
How Barnet compares with its neighbours#
If your move starts or ends next door, the other council runs its own scheme. These are the rules in our parking table for Barnet and the four boroughs it borders that we have verified, so you can see what the other end of your move will ask for:
| Council | How to apply | Notice | Suspension cost | Removals named? |
|---|---|---|---|---|
| Barnet | Online, card payment at application | 7 calendar days | £171.39 admin + £69.63 per bay per day | Yes |
| Camden | Online account, as a resident or business | 17 days advised. 3 days minimum | £66.66 admin + £79.63 per space for 1 day. Moving home: first-day space charge waived for up to 3 spaces | Yes |
| Haringey | Online, with an account | 2 weeks | £280 admin + £80 per space per day | Not stated |
| Enfield | For a house move: a temporary dispensation, by the PDF form, email to parking@enfield.gov.uk, phone 020 3856 0036 or at the Parking Shop. Bay suspensions are only for utility works, funerals and special events | Suspensions: at least 10 working days. Dispensation: not stated | Dispensation: £10 per vehicle for one week. Suspension admin fee £145, cancellation £75 | Yes |
| Harrow | Email the form and a plan or photo to pbs@harrow.gov.uk. Pay after approval | Up to 10 working days to process | Admin £60 (over 10 working days' notice), £120 (3 to 10) or £178 (under 3), plus £37, £23 or £11.50 per bay per day by area | Yes |
Barnet's suspension is simple to book but not cheap: a single application, paid by card, with a high fixed fee. Camden has a moving-home concession, and Enfield's dispensation is priced per week. If you are moving from one of these boroughs into Barnet, you may need to book two different schemes with two different notice periods, so start with the one that needs the longest. Edgware is a case of its own: our Edgware page carries both Barnet's and Harrow's rules, because the address can fall on either side, so check which council your street is in before you apply.
Permits, event days and Barnet's parking rules#
Resident permits in a CPZ
If your new street is in a controlled parking zone, you need a resident permit to use permit bays in the controlled hours. Barnet's permits are virtual, tied to your registration, with nothing to display. You can buy one for 12 months or 3 months, and a household can hold up to 4. Signs at each zone entry give its hours.
- Proof of address. One of: a council tax demand from the last 12 months, a signed rent agreement, a solicitor's letter showing the purchase completion date, or a driving licence at the CPZ address; or two utility bills from different suppliers. Mobile phone bills are not accepted
- Proof of the car. A V5C log book in your name at the CPZ address (not the new keeper slip), an insurance policy schedule (not the certificate), or a Motability agreement. Company and lease cars need a letter from the employer or lease company
- Just moved in? Barnet offers a temporary resident permit if you have moved into a CPZ address and are waiting for your proof of address or vehicle. It is issued once and cannot be extended, so apply for the full permit as soon as the first council tax bill or tenancy agreement arrives
- Cost. By CO2 band or engine size: £19.52 (electric) to £240.26 for 12 months, £4.88 to £60.07 for 3 months, for the first vehicle. Diesels pay a surcharge of £13.22 a year
- Leaving. Cancel in your permit account. Barnet refunds whole remaining months only, to the card, within 14 working days
A resident permit does not cover a removal vehicle. Our vehicle needs a suspended bay, a dispensation or a legal space.
Saracens event days
Barnet runs a Saracens Event Day CPZ, with its own annual permit for residents and businesses inside it. The council says the date of the next event is shown at the bottom of the zone entry signs. If either address is in that zone, check the signs before you fix a moving date, and tell us if your date falls on an event day.
Rules that catch removal vehicles
Barnet's parking restrictions page lists what is enforced, and a few items matter on moving day:
- Footway parking. The London-wide ban on parking on pavements and verges applies, so a vehicle cannot simply pull half onto the kerb
- Overnight commercial vehicles. Barnet has a borough-wide overnight waiting restriction for commercial vehicles, so ask before planning to leave a loaded vehicle on the street overnight
- Bank holidays. Residents' bays and CPZs are not enforced on bank holidays, but yellow lines, loading bays and footway parking are. A bank holiday move can be easier to park for, but not on the yellow lines
- Red routes. These are controlled by TfL, not Barnet, so Barnet's suspensions and dispensations do not apply to them. Bus lanes on the A5 are enforced by the council itself, every day except Christmas Day

Do you pay ULEZ or the Congestion Charge in Barnet?#
The whole of Barnet sits in the Ultra Low Emission Zone, which TfL says has taken in every London borough since 29 August 2023. Our vans are ULEZ-compliant, so a Barnet move never carries a ULEZ charge, and nor does any other. When a rival quote relies on an older vehicle, it is worth asking whether that vehicle meets the standard.
The Congestion Charge zone covers central London, and Barnet is outside it. A move within Barnet, or to Enfield, Harrow or Haringey, does not touch it. If the other address is in central London during charging hours, the charge is added to your quote as its own line, and tolls on the route are added at cost. London road charges for moving day has the zone hours.
Council tax in Barnet#
Barnet has three forms for moving home, and they ask for different things:
- Moving into Barnet from another borough. Your name, new address, moving date, bank details, your landlord or letting agent if you rent, and the names of anyone else liable at the address. You can save and come back to it. E-bills appear in your online account after 48 hours, and paper bills go second class. If anything is missing, it can take 10 working days
- Moving within Barnet. Your name and address as they appear on your current bill, your moving date, your council tax account reference and your landlord's details if you rent. It takes about 15 minutes, and Barnet responds within 10 working days
- Moving out of Barnet. The name and address on the bill and your moving date. Landlords and letting agents use the same form when a tenant leaves
When you move within or out of Barnet, the council issues a closing bill within one working day of closing the account, and it can send it to your new address. Keep your last bill to hand: the account reference is the one detail people struggle to find on moving day.
These are Barnet's 2026/27 charges by band, which include the Greater London Authority's share. The single person column takes off the 25% that GOV.UK allows when you are the only adult living there; the last column spreads the full bill over 10 monthly instalments.
| Band | Barnet total 2026/27 | With the 25% single person discount | A month over 10 instalments |
|---|---|---|---|
| A | £1,421.73 | £1,066.30 | £142.17 |
| B | £1,658.69 | £1,244.02 | £165.87 |
| C | £1,895.64 | £1,421.73 | £189.56 |
| D | £2,132.60 | £1,599.45 | £213.26 |
| E | £2,606.51 | £1,954.88 | £260.65 |
| F | £3,080.42 | £2,310.32 | £308.04 |
| G | £3,554.33 | £2,665.75 | £355.43 |
| H | £4,265.20 | £3,198.90 | £426.52 |
Barnet says the overall bill rose 4.8% for 2026/27: 4.98% for the council's own share, including the adult social care element, and 4.1% for the GLA. A band is set on the property, not your price. Barnet's page notes that a band can change if a home is split into flats or flats are joined into one, and that an extension does not change the band until the property is sold. If you are buying a converted or extended house, check the band by address before you budget.
Bins, sacks and bulky items#
Barnet collects recycling and refuse weekly and garden waste every two weeks. If your new home has no bins, the council's bin ordering page lets you request a new one for an address that has never had one. It charges to replace a bin that went missing or was damaged through no fault of its own, and on 5 November 2026 it warned that deliveries were running behind schedule, so check on your first day and order straight away. Extra black bins only go to households of six or more.
Garden waste is a separate subscription. For the 2026–27 year, signing up from 5 October costs £68.45 for the first bin and £52.32 for each additional one, for around 10 collections, with the sticker valid until 25 April 2027. The garden waste page says stickers are posted within 15 working days, so a garden you move into in November may not be collected for a few weeks.
Time-banded sacks in Mill Hill and Burnt Oak
Some flats over shops have no bins at all. In the time-banded areas of Mill Hill and Burnt Oak town centres, including Mill Hill Broadway and parts of Watling Avenue and Burnt Oak Broadway, households use clear sacks for recycling and purple sacks for refuse, put out between 6:00 and 9:30am on Mondays, Wednesdays or Fridays. Sacks put out at other times, including the night before, can lead to a fine. The council delivers 26 purple sacks every three months and will not send more early, so the flattened boxes and wrapping from a move need planning: recycle the card, keep it inside until the right slot, and do not use the purple sack supply on packing waste.
Things you are not taking
Barnet's bulky waste collection costs £46.71 for 1 to 3 items, rising to £119.30 for 10, and five bags of rubbish count as one item. Book at least 2 working days ahead. Items must be at the front boundary of the property by 6am on the collection day, close to the footpath and visible from the road, because the crews cannot enter homes or back gardens. Do not book it for moving day itself, when the front path is the crew's route to the vehicle.
The council's Summers Lane reuse and recycling centre no longer needs a booking for cars, and is open from 9am to 4pm every day. Visits in a van must be booked at least 24 hours ahead, with proof of Barnet residency. Nothing goes to the tip in our van: we carry belongings, not rubbish, and we do not clear waste. Anything bound for Summers Lane or a bulky collection should be gone, or set well apart, before the crew reach the door.
The rest of the paperwork#
- Register to vote again. Barnet points out that this is separate from council tax. GOV.UK says you update your address by registering again with your new details, and it usually takes about 5 minutes
- Permits at the old address. If you are leaving another borough with a permit, cancel it there; refunds and fees are set by that council
- Your bin day. Look up the new address on Barnet's bin day checker before the first collection
- Schools. School places are a question for the council itself; we do not give advice on them
If you are also leaving another London borough, its council needs telling too. Moving between London boroughs covers what each side expects, and our London moving checklist puts the whole move in week-by-week order.
A Barnet moving timeline#
Working back from moving day
Three weeks or more before
Book the Barnet date on a written quote, then check each street for a CPZ, a parklet, the Saracens event-day zone or a red route.
At least 10 days before
Apply for a bay suspension on Barnet's portal, with an image of the exact bays from the Traffweb map. That leaves room before the 7-day minimum and the 5-working-day limit on changes.
One week before
Book a bulky waste collection for at least 2 working days later, not on moving day. In a flat, book the lift. Tell the council tax team your date on the right form.
Two working days before, at the latest
If a dispensation suits your street better, apply for it with the vehicle registration we give you.
Moving day
Keep the suspended bays clear and report any car in them on Barnet's enforcement line. Keep packing waste inside if you are on time-banded sacks.
First week after
Check the bins, apply for the temporary or full resident permit, and register to vote at the new address.
Pricing a Barnet move#
In Barnet the kerb decides more than the mileage: whether the bays outside are town-centre parklets that cannot be suspended, whether a Saracens event day changes the zone, and whether one vehicle on a yellow line can manage on a £51.90 dispensation. Tell us which of those applies at each end, and what is in the loft, garage and shed, when you ask for a price. The quote form is on our house removals in Barnet and Finchley pages, and London house removals covers moves across the capital.
