Key takeaways

The short version
  • Croydon is a borough of both houses and flats: 60% houses and 40% flats, against about 54% flats across London. The same street can need a lorry for a semi and a Luton van with stair time for the flat next door.
  • A van bay costs £81 for one day outside the central CPZ and £92 inside it, at residents' rates, with 10 working days' notice by email. The booking and fee are yours; we work the move around the bay.
  • Croydon's 2026/27 council tax runs from £1,733.27 (Band A) to £5,199.82 (Band H), £2,599.91 at Band D. Tell the council before or after the move and allow 10 working days.
  • A Croydon resident permit does not follow you in from another borough. A one-month virtual permit works straight away with proof of address, while an annual one takes up to 5 working days by post.
  • On our rate card, a 1-bedroom flat moved 3 miles within Croydon comes to about £455.40, and a 3-bedroom house about £1,537.20, before stairs or extras.

Croydon has more households than any other London borough in the Census figures we hold, and its homes do not look like the London most moving guides describe. Most of them are houses: semis, terraces and detached homes, in places from Thornton Heath and Norbury in the north to Purley, Sanderstead and Coulsdon in the south. That mix changes what a move here needs: the van, the crew, the parking and the paperwork.

This guide sets out what is particular to moving into, out of or within Croydon: what the Census says about its homes, what each kind of home means on moving day, the council's own rules and fees for parking, permits, council tax and bins, and what a move costs on our published rate card, with the real Croydon jobs we have booked before.

What kind of homes does Croydon have?#

Croydon had 152,946 households at the 2021 Census, more than any other of the 32 London boroughs in our data. It is a borough of houses more than most of London: 60% of homes are houses and 40% are flats, maisonettes or apartments. Across the London boroughs, weighted by households, flats are about 54% of homes. Only 10 boroughs have a lower share of flats than Croydon's.

Many homes here are family-sized. 53.6% of Croydon households live in a home with three or more bedrooms, and 29,697 have four or more. More than half own their home (54.7%); 25.8% rent privately and 17.9% rent from a council or housing association.

Prices sit below most of London. The ONS put Croydon's average house price at £397,000 in August 2026 (provisional), the 3rd lowest of the 32 boroughs. By type, a flat averaged £258,000, a terraced house £404,000, a semi £544,000 and a detached house £848,000. Average private rent was £1,586 a month in September 2026, from £1,267 for one bedroom to £2,674 for four or more.

People move here a lot. At the Census, 33,085 Croydon residents, about 8.5% of the population, had moved in from another UK address in the previous year.

What Croydon's homes mean for moving day#

The Census mix is not trivia. Each type of home in Croydon has its own moving-day pattern, and knowing which one you have tells you most of what your quote will contain.

Flats and maisonettes

Flats are 40% of Croydon's homes. Some are purpose-built blocks and some are conversions or flats over shops, and each has its own pattern. In a Croydon block above the ground floor, everything turns on the lift: is there one, will a sofa fit in it, and does the managing agent want it reserved? With no lift, stairs are charged at £10 per person, per flight, per hour for the time spent at that address. A floor is 2 flights.

Take a 2-bedroom home on a second floor in central Croydon, with no lift. Loading it keeps 3 movers busy for about 3 hours, so the stairs cost £120 an hour, £360 over the load, on top of the £1,046 the same move costs at street level. If the block's lift is big enough for the furniture, that line disappears. Moving a flat in London covers lifts, porters and building rules in detail.

Flats above shops

Croydon has its own rules for flats above shops, and they matter in the week of a move. These homes do not get wheelie bins. They use council red sacks for rubbish and blue sacks for recycling, left at a marked collection point only on collection days and only between 6pm and 8pm. Black sacks are not allowed, and the council can issue a fixed penalty for leaving sacks out at other times or leaving bulky items at the collection point. The packing waste from a move has to follow the same rules, so plan where the flattened boxes and wrapping will go before moving day.

Semis, terraces and detached houses

Houses are 60% of Croydon's homes, and a quarter of all homes are semis. These are the bigger loads. On our rate card a 3-bedroom house is moved in a 7.5 Tonne Lorry with 3 movers, and a 4-bedroom house with 4 movers. A lorry needs space to park and turn, so tell us early whether the road is narrow, whether there is a driveway the van can use, and how far the front door is from where the vehicle can stop. A long garden path or a front-door step down to the pavement adds carrying time, and a driveway can make a suspension unnecessary.

Two AFS Removals movers carrying a chest of drawers to the van
On the stairs of a converted flat, a chest of drawers is a two-person carry. Because stairs are charged for each mover and each flight, a Croydon flat's floor number and lift often matter more than its size.

What a Croydon move costs on our rate card#

The table runs Croydon homes through our published rate card using the quote form's own sums. Each home gets its suggested vehicle and crew, then loading and unloading time and driving time for the distance; the hours round up to the next half hour, never fall below the vehicle's minimum, and the per-mile charge goes on last. The 3-mile column is a move inside the borough; the 10-mile column is a longer one, such as from an inner London borough. Both distances are our assumptions, not fixed figures.

HomeVehicle and crewHours charged3 miles, within Croydon10 miles, e.g. from inner London
1-bedroom flatLuton Box Van, 2 movers4 hr 30 min£455.40£468
2-bedroom home5.5 Tonne Lorry, 3 movers6 hr 30 min£1,046£1,060
3-bedroom house7.5 Tonne Lorry, 3 movers8 hr 30 min£1,537.20£1,554
4-bedroom house10 Tonne Lorry, 4 movers10 hr 30 min£2,423.40£2,443

Notice how little the distance adds. Going from 3 to 10 miles adds £12.60 to the 1-bedroom flat and £16.80 to the 3-bedroom house. In Croydon, as in the rest of London, the cost is in the handling: the size of the home, the stairs, and how close the van can park. These figures leave out what depends on your addresses, such as stairs, dismantling, packing and evening or Sunday surcharges. Your written quote adds those as separate lines.

For the full rate card and the quote form for this borough, see house removals in Croydon. We also have pages for Purley, Coulsdon and South Croydon, and the London house removals page covers moves across the capital.

Croydon moves we have booked before#

These are real bookings from our records that start or end on one of our Croydon area pages, anonymised to the area. The prices are what customers booked at the time under our earlier pricing, which charged a fixed time slot rather than today's hourly rate card, so read them for the vehicle, crew and time a Croydon move needed, not as current prices. Miles are straight-line distances between the two postcode districts, not road miles.

Dec 2024Purley (CR8) → Coulsdon (CR5)2Boxes only, no large furnitureLuton box van3Up to 8 hours£900

The Purley to Coulsdon job is a useful reminder that "small" moves are not always small. It was boxes only, with no large furniture, and still needed a Luton box van and 3 movers for up to 8 hours. A house in the south of the borough that has collected years of books, files and loft boxes can fill a Luton van without a single wardrobe in it. Count the boxes, not just the rooms, when you describe the move.

Parking a removal van in Croydon#

Every minute the crew spends walking between the van and your door is paid time, so where the van stops matters. Croydon offers two ways to reserve space, and its parking restrictions page sets out both. A suspension lifts the rules on a parking bay so the van can use it. A dispensation lets a vehicle park on yellow lines while work is carried out at an address. These are the residents' charges the council listed on 5 November 2026:

What the van needsAdminPer dayOne dayTwo days
Suspended bay, central CPZ£46£46£92£138
Suspended bay, any other bay£46£35£81£116
Dispensation on yellow lines, Central Zone£46£43£89£132
Dispensation on yellow lines, other areas£46£33£79£112
  • Notice. At least 10 working days before the date, for both suspensions and dispensations. Two calendar weeks is the minimum, so in practice ask as soon as you have a date
  • How to apply. By email, to the suspension or dispensation address on the council's page, with a phone number. The council calls back to take payment, and nothing is actioned until it is paid
  • Availability. The council says all requests are subject to availability, so a date is not guaranteed until it confirms
  • Commercial rates are higher. The page lists commercial suspensions at £57 admin plus £68 a day in central CPZ bays and £57 a day elsewhere

One thing to check: Croydon's page does not mention house moves at all. Its dispensation examples are shopfitting, building works and funerals. So ask the council when you email whether your move qualifies for the residents' rate, and whether a suspension or a dispensation suits your street. Our quotation terms put the Croydon application and its fee with you; once the council confirms, we fit the vehicle and crew to the space you have. Our parking suspension finder compares Croydon with the other London councils, and parking suspensions for moving day explains how the process works.

Is it worth it? For a small flat move where the van can stop in a loading gap or on a quiet road close to the door, often not. For a lorry outside a semi on a permit-only street, usually yes: £81 is less than an hour of a large crew carrying furniture a long way. Tell us what the street is like and we will say which it is.

Controlled parking zones and red routes#

Croydon's controlled parking zones are not one zone but many. The council's list of zones has 20 zone maps, from the Centre, North, South, East and West zones around the town centre to separate zones in Norbury, Thornton Heath, South Norwood, West Thornton, Purley, Sanderstead and two in Coulsdon. The controlled hours are shown on signs as you enter each zone, and a resident permit must carry the same zone letter as the sign. Roads outside a CPZ can still have local restrictions, so read the signs on your own street.

Two rules in Croydon's CPZs help on moving day:

  • Loading gaps. A yellow line separating two or more parking spaces is a loading gap. During controlled hours, a vehicle can load and unload there but not park
  • Pay-to-park bays. Every Croydon CPZ has paid parking through RingGo, in white-marked bays. Time limits vary by location, and after a session ends you cannot return to the same place for 2 hours, which rules them out for a long load

The bigger constraint is the main roads. The council lists three red routes in Croydon: the A22, A23 and A232. Red lines mean no stopping, except in marked bays: red-boxed bays, some of which allow loading and unloading, and white-boxed bays where loading, unloading and parking are allowed, with the rules on nearby signs. If your home fronts one of these roads, the van may not be able to stop outside at all. Tell us at the quote stage, so we can plan where the vehicle waits and how far the crew will carry.

Do you pay ULEZ or the Congestion Charge in Croydon?#

Croydon is inside the Ultra Low Emission Zone: TfL says the zone has covered all London boroughs since 29 August 2023. Our vans meet the ULEZ standard, so no ULEZ charge is ever added to a Croydon move, or any other. If you are comparing a quote that uses an older van, ask whether it meets the standard.

Croydon is not in the Congestion Charge zone, which covers central London. A move within Croydon, or between Croydon and its neighbouring boroughs, does not touch it. Only a move whose other end sits in central London during charging hours picks it up, as a separate line on the quote; any tolls on the way are passed on at cost. London road charges for moving day covers the zone hours and red-route rules across London.

Resident parking permits after you move#

If you are moving into Croydon with a car, your old borough's permit will not work here. If you are moving within Croydon, your permit has to change with you. The council's rules are different in each case.

Moving into Croydon

  • One-month permit. A virtual permit you can use as soon as you have paid. You need proof of address: a current council tax bill, a tenancy agreement or a mortgage letter with the address. It is the practical bridge for the first weeks, while your council tax account is being set up
  • Annual permit. A physical permit, sent by post within 5 working days. You need a photo of page 2 of your V5C log book, or a screenshot from the GOV.UK vehicle enquiry service. Set the start date at least 7 days after you apply, so it does not start before it arrives
  • Cost. The price depends on your car's CO2 emissions: from £5.70 to £37.60 for one month and £39 to £342 for a year, plus a £39 admin fee on each new permit application. Diesels registered before September 2015 and second cars at the same address pay surcharges

Moving within Croydon

Email the permits team straight away with proof of your new address. The council gives 4 weeks of temporary cover while the new permit is issued, and you return the old one by post. If you are moving out of Croydon, you can cancel and get a refund for the unused time, less a £39 admin fee, once the permit is returned.

A permit is tied to a zone, so check that the new address is in a zone at all and which letter it carries. And remember that your permit does not let a removal van use a resident bay: that needs a suspension.

Two AFS Removals movers beside a loaded van
Where the van stops decides how long the carry is. On a Croydon CPZ street, a suspended bay or a loading gap near the door saves paid time at both ends.

Council tax in Croydon#

Croydon's council tax team handles three kinds of move, each with its own form on the moving home page: moving into Croydon, moving within it, and moving out. For all three, you give your old address, your new address and the date, and you can tell the council before or after you move. Allow 10 working days for the council to process the form and send the new bill. If you are moving out, the council needs your new address to send the final bill.

These are Croydon's 2026/27 charges by band, including the adult social care precept and the Greater London Authority's share. The last column applies the 25% discount GOV.UK describes for people who live on their own.

BandCroydon total 2026/27With the 25% single person discount
A£1,733.27£1,299.95
B£2,022.15£1,516.61

D£2,599.91£1,949.93
E£3,177.67£2,383.25
F£3,755.42£2,816.57
G£4,333.18£3,249.89
H£5,199.82£3,899.87

The overall bill rose 4.81% for 2026/27, according to the council's finances page: 2.99% for Croydon's services, 2% for the social care levy and 4.10% for the GLA's share. Your band is set by the Valuation Office Agency on the home's value at 1 April 1991, not today's price, so check it by postcode before you buy or rent. If you think it is wrong, Croydon warns that the VOA is taking up to 6 months to resolve proposals and up to 12 months for band reviews, so challenge early.

Bins, bulky items and the tip#

If you move into a house in Croydon, the council says the previous resident should have left the bins for you. Check on the first day. If they are missing, you need to order replacements, and garden waste is a separate subscription at £90.10 a year for a collection every 2 weeks. Flats above shops use sacks instead, as above.

For anything you are not taking, Croydon's bulky waste collection costs £40.40 for 1 to 3 items or £65.30 for 4 to 6, and it only takes what you booked. Upholstered and foam-filled items, such as sofas, armchairs and many mattresses, are collected in a separate visit on the same day, which the council's contractor arranges. The council also runs three reuse and recycling centres, at Factory Lane in West Croydon, Fishers Farm in New Addington and Purley Oaks in South Croydon, and you must book a visit before going.

Book any collection or tip slot before moving day. Our crews move belongings only and do not take away rubbish, so in a Croydon house with a full loft or shed, clear out or clearly mark what stays well before the van comes.

The rest of the paperwork#

  • Get back on the electoral register. A new address means a new registration, says GOV.UK, and it usually takes about 5 minutes. Telling Croydon's council tax team does not register you
  • Find your bin day. Croydon's council tax moving page links to its bin day checker; look up the new address before the first collection
  • Schools and libraries. The same page links to the council's school finders and library finder. For anything about school places, check with the council directly
  • Your councillor. The page links to a councillor finder, useful if there is a parking or street issue at the new address

If you are also leaving another borough, the old council needs telling too. For a move from another borough into Croydon, moving between London boroughs sets out what the outgoing and incoming councils each want, and the London moving checklist lays the weeks out in order.

A Croydon moving timeline#

Working back from moving day

  1. Three weeks or more before

Lock in the Croydon date with a written quote. Check whether either address fronts the A22, A23 or A232, and whether the street is in a CPZ.

  2. At least 10 working days before

Email Croydon for a bay suspension or yellow-line dispensation if the van needs one, and pay when the council calls back.

  3. Two weeks before

Book a bulky waste collection or a recycling centre visit for anything not moving. In a flat, book the lift.

  4. One week before

Tell Croydon's council tax team the date, with both addresses. Line up the one-month permit if you will have a car on day one.

  5. Moving day

Keep the suspended bay clear, have keys ready at the new address, and keep packing waste within your bin or sack rules.

  6. First week after

Check the bins were left, apply for the annual permit, and register to vote at the new address.

Getting a quote for a move into Croydon#

Tell us which of Croydon's homes you are moving: a semi with a driveway in Sanderstead, a flat above a shop on a red-sack round, or a block on the A23 where red lines may keep the van from stopping outside. Those details decide the vehicle, the crew and whether a suspension is worth paying for. Start from our house removals in Croydon page for the quote form, or the London house removals page if the move crosses the capital.

Frequently asked questions

How much does a parking suspension cost in Croydon?
At residents' rates, Croydon listed a £46 administration charge plus £46 a day in central CPZ bays or £35 a day in other bays, so one day is £92 or £81. It needs at least 10 working days' notice, by email. The page does not mention house moves, so ask whether yours qualifies. You make the application and pay Croydon; we plan the van around the bay it gives you.
Is Croydon in the ULEZ or the Congestion Charge zone?
Croydon is inside the ULEZ, which TfL says covers all London boroughs, but our vans meet the standard, so no ULEZ charge is added. It is outside the Congestion Charge zone, which covers central London. A Croydon move only carries the charge when its other end is inside the zone during charging hours.
When should I tell Croydon Council about council tax?
You can tell it before or after you move, using the form for moving into, within or out of Croydon. Give your old address, new address and moving date, and allow 10 working days for the new bill. If you will live alone, apply for the 25% single person discount.
Can I use my old borough's parking permit in Croydon?
No. Apply for a Croydon permit. A one-month virtual permit works as soon as it is paid, with proof of address such as a tenancy agreement, and an annual permit is posted within 5 working days. A new permit carries a £39 admin fee. If you move within Croydon, email the permits team and you get 4 weeks of temporary cover.
How much does it cost to move house in Croydon?
On our rate card, a 1-bedroom flat moved 3 miles within Croydon comes to about £455.40, a 2-bedroom home about £1,046 and a 3-bedroom house about £1,537.20, before stairs, dismantling, packing or surcharges. Your own quote follows your inventory, your floors and how close the van can stop on your Croydon street.
