Key takeaways

The short version
  • Hackney is a borough of flats: 81% of homes, against about 54% across London, and 40.5% of households rent from a council or housing association. The floor, the lift and the estate's rules shape most moves here more than the distance does.
  • Removal vans may load on Hackney's yellow lines for 40 minutes of continuous loading. On our rate card even a studio takes 1 hour to load, so most moves need a suspension.
  • A moving-home suspension of up to 3 bays for one day costs only the admin fee. Hackney's page says £96.50 in one place and £100 in its table and fee list. Apply online, at least 7 working days ahead. You apply and pay; we plan around it.
  • Hackney's 2026/27 council tax runs from £1,373.53 (Band A) to £4,120.60 (Band H), £2,060.30 at Band D. New homes in Hackney are car free, so check permit eligibility before you sign.
  • On our rate card, a 1-bedroom flat moved 2 miles within Hackney comes to about £453.60 from the ground floor. From a third floor with no lift, a 2-bedroom flat adds £540 in stair time.

Hackney is one of the most flat-dense boroughs in London, and its homes range from council and housing association estates to flats in converted houses, flats above shops and new-build blocks. That changes what a move here needs: not a big lorry and a long drive, but stairs, lifts, tight streets, short loading windows and a council with its own rules for each kind of home.

This guide covers what is particular to moving into, out of or within Hackney: what the Census says about its homes, what each kind of home means on moving day, the council's rules and fees for loading, suspensions, dispensations, zones, permits, council tax and bins, and what a move costs on our published rate card, with the Hackney jobs we have booked before.

What kind of homes does Hackney have?#

Hackney had 106,081 households at the 2021 Census, and 81% of its homes are flats, maisonettes or apartments. Across the 32 London boroughs in our data, weighted by households, the figure is about 54%. Hackney has the 6th highest share; only Westminster, Tower Hamlets, Camden, Islington and Kensington and Chelsea have more. Houses of any kind are 19% of homes, and just 1% are detached.

What sets Hackney apart is who owns the homes. 40.5% of households rent from the council or a housing association, the highest share of any borough in our data, just ahead of Islington. Only 24.6% own their home, the 2nd lowest, and 32.2% rent privately.

Prices are high. The ONS put Hackney's average house price at £619,000 in August 2026 (provisional), the 10th highest of the 32 boroughs. A flat averaged £536,000 and a terraced house £989,000. Average private rent was £2,667 a month in September 2026, from £2,007 for one bedroom to £2,498 for two.

People move here a lot. At the Census, 34,476 residents, about 13.3% of the population, had moved in from another UK address in the year before, the 9th highest share among the London boroughs in our data.

What a borough of flats means on moving day#

Each kind of Hackney home has its own moving-day pattern, and knowing yours tells you most of what the quote will contain.

Estates and purpose-built blocks

With 40.5% of households in social housing, many Hackney moves start or end on an estate. Estates have their own parking, run as separate zones with their own permits, and communal bins. Tell us the block name and where the van can get closest to the entrance you use. Ask your housing officer or managing agent whether the lift can be booked or put on service for a move, and check its size against your largest items. For a high-rise estate block, moving in a tower block or new build goes through lift bookings, fire doors and building rules.

Converted terraces and flats above shops

Many Hackney flats are in converted houses, or above shops on busy streets such as Mare Street, Kingsland High Street and Stoke Newington Church Street. Expect stairs rather than a lift. A narrow staircase with a turn decides what furniture fits and how long the carry takes, so measure doorways and send photos of the stairs when you ask for a quote.

Stairs are charged at £10 per person, per flight, per hour for the time spent at that address, and a floor is 2 flights. In a borough where most homes are flats, this matters more than the distance. The table uses our loading times (2 hours for a 1-bedroom flat and 3 hours for a 2-bedroom flat) and the 2-mile rate-card total from the ground floor:

Floor, no liftFlights1-bedroom flat: stair charge1-bedroom flat: total2-bedroom flat: stair charge2-bedroom flat: total
Ground0£0£453.60£0£1,044
First2£80£533.60£180£1,224
Second4£160£613.60£360£1,404
Third6£240£693.60£540£1,584
Fourth8£320£773.60£720£1,764

Where an estate or new-build lift is big enough for the furniture, none of this applies. Two walk-ups mean stair time at both ends. How the stairs charge works explains the arithmetic, and dismantling can turn a wardrobe that will not turn the stair into one that will.

New-build flats

New homes in Hackney are car free, which does not stop the van parking but does stop you buying a resident permit. More on that below.

Two AFS Removals movers carrying a chest of drawers to the van
On the stairs of a converted Hackney terrace, a chest of drawers is a two-person carry. The stair charge is per person, per flight, so the floor and the lift decide much of a flat move's cost.

What a Hackney move costs on our rate card#

Hackney's prices below come straight from our published rate card, using the sums our quote form runs: the suggested vehicle and crew for each home, the hours to load, unload and drive, rounded up to the half hour with the vehicle's minimum as a floor, and the per-mile charge last. The 2-mile column keeps the move inside Hackney; the 6-mile column takes it to a neighbouring borough. Those two distances are our own assumptions.

HomeVehicle and crewHours charged2 miles, within Hackney6 miles, e.g. to a neighbouring borough
Studio flatSmall Transit (SWB), 2 movers2 hr 30 min£189.90£194.70
1-bedroom flatLuton Box Van, 2 movers4 hr 30 min£453.60£460.80

3-bedroom home7.5 Tonne Lorry, 3 movers8 hr 30 min£1,534.80£1,544.40

Going from 2 to 6 miles adds £7.20 to the 1-bedroom flat and £9.60 to the 3-bedroom home. Compare that with the stairs table: a second-floor walk-up adds more to a Hackney flat move than several extra miles. These figures leave out stairs, dismantling, packing and evening or Sunday surcharges, which your written quote shows as separate lines.

For the full rate card and the quote form, see house removals in Hackney, or Shoreditch for the south of the borough. Our London house removals page covers moves across the capital.

Hackney moves we have booked before

Each row is a real booking from our records with one end on a Hackney area page, anonymised to the area. Customers paid these prices under our earlier pricing, a fixed time slot rather than today's hourly rate card, so treat them as a guide to the vehicle, crew and time Hackney moves took, not as today's prices. The mileage column is the straight-line distance between postcode districts, not the distance by road.

MonthFrom → toStraight-line milesJobVehicleMoversTime bookedPrice booked then

Nov 2024Hackney (E8) → Islington (N1)1Home moveLuton box van2Up to 4 hours£475

The Shoreditch to Bethnal Green job shows how a short move can still be a big one. It was 1 straight-line mile, but the 2-bedroom flat held 1,000–1,100 cu ft, so it was booked over two days: packing on the first (up to 5 hours), then the move and unpacking on the second, with 3–4 movers and a 7.5-tonne lorry or 2 × Luton box vans. The volume set the job, not the mileage.

The Stoke Newington to Norwich move is the other pattern: a 95-mile straight-line move out of London in a Luton box van with 2 movers. Moving out of London covers longer moves.

Can a removal van load on Hackney's yellow lines?#

Yes, briefly. Hackney's suspensions page says loading and unloading for domestic removals is allowed on single and double yellow lines for a short period, as long as it is continuous, for a maximum of 40 minutes. If you need more time, you need a suspension or a dispensation.

Forty minutes is less than it sounds. On our rate card even a studio takes 1 hour to load, a 1-bedroom flat 2 hours and a 2-bedroom flat 3 hours. "Continuous" also means the loading cannot pause while the crew waits for a lift or dismantles a bed. So the yellow-line rule suits a few items or the end of a job, not a whole move. Plan for a suspension unless the van can stop in a driveway, an estate bay or a quiet stretch of unrestricted road.

Two more limits apply. Hackney does not issue suspensions on red routes; for those, the council points you to Transport for London. And outside zone hours, yellow lines and disabled bays still apply, so an evening or weekend move does not make a yellow line free.

How do you suspend a parking bay in Hackney for moving home?#

Hackney lists removals as an approved reason for a parking bay suspension. A suspension takes one or more bays out of use so the van can park there. These are the rules the council gave on 5 November 2026:

  • Notice. At least 7 working days before the start, and the count begins the next working day: apply on a Friday and the 7 days start on the Monday. A late application may still be considered if you explain why, with an extra £161 admin fee
  • How to apply. Online only, not by phone or post. One application per road, each with its own admin fee. Check the council's list of live suspensions first
  • Size. Where bays are not marked out, a space counts as a 5 m section of bay. A box van is longer than that, so plan on at least two; what fits in a Luton van gives the dimensions
  • Signs. The council aims to put yellow warning signs up 3 to 7 days before, and may suspend "an equivalent area nearby" instead of the exact bays
  • Charges. £100 admin plus £44 per bay per day, whether or not the zone is in operation

For moving home, Hackney waives the bay fee for up to 3 bays on the first day. There is an inconsistency on its own page: the text says that a one-day suspension of 3 bays or fewer costs only the admin fee of £96.50, while the example table beneath it and the fee list both give the admin fee as £100. The figures below use £100, which matches the council's own examples. Confirm the amount when you apply.

41£144£276£305
22£188£276£349
32£232£364£393

Look at the moving-home column: on the first day, two or three bays cost the same as one. Book the bays you actually need. Hackney charges a £500 fee for using more bays than you paid for, using them for longer, or using bays without approval.

Before the day

Hackney says any vehicle parked in a suspended bay must carry the applicant's logo or company name, or show a sign with the company logo in the windscreen, and handwritten notes are not accepted. When you apply as a resident, say that a removal company's vehicle will use the bays, and ask the council what that vehicle should display. Our vans carry no company livery, so this question matters on an AFS move: tell us Hackney's answer before moving day so we can plan for it. Send us the confirmation and the bay location.

The council cannot guarantee the bays stay clear and will not refund a correctly signed suspension that is blocked. If a car is in the bay on the day, it is your job to report it, online or by phone, and Hackney says it cannot always remove the vehicle. Have the number ready. If you cancel before the signs go up, you get a full refund; after that, only the bay fees come back. Under our quotation terms, you apply for and pay for any suspension, and we plan the vehicle and crew around it. Our parking suspension finder compares Hackney with other councils.

When does a Hackney dispensation help, and when does it not?#

A parking dispensation is a paper permit for one vehicle in one space for one day. It lets the vehicle park in a zone without reserving a space. If you are moving house, Hackney lets you apply for 1 or 2. They are valid in designated bays, on single yellow lines and in pay and display and permit holder bays, and not on double yellow lines, red routes, blue badge bays or suspended bays. For a domestic removal you provide either proof of address, such as a utility bill, a signed tenancy agreement or a recent bank statement, or the removal company's details with the vehicle registration. Approved dispensations are delivered within 4 working days, must be shown in the windscreen, and are not refundable.

The catch is size. A dispensation vehicle must be no more than 2.27m high, 5.25m long and 3,500kg unladen. A box van or lorry is taller and longer than that, so a dispensation will not cover most removal vehicles. It can suit a small van for a few items, or your own car, but for the main vehicle a suspension is the reliable route. Parking suspension or dispensation compares the two across London.

On a Hackney estate

Estates managed by Hackney Parking Services have 24-hour parking controls, and estate parking zones carry a "Z" on their signs, for example Z24. A dispensation on an estate is decided case by case, only for marked estate bays, never on the estate's double yellow lines, and not on private estates. If the request would put too much pressure on the estate's parking and the job can be done from the street, it is refused. Resident on-street permits are not valid on estates either. If your home is on an estate, ask the housing office where a removal van can wait, and tell us before the quote.

AFS Removals mover loading boxes into the van
Loading has to be continuous to use Hackney's 40-minute yellow-line allowance. A suspended bay near the door is what lets a crew load a whole flat without watching the clock.

What hours do Hackney's parking zones run?#

Most of Hackney is divided into parking zones, and their hours differ a lot. In zone hours you need the right permit, voucher or paid session; outside them, yellow lines and disabled bays still apply. These are the hours Hackney listed on 5 November 2026. Some streets have different times, so the sign on your street is the final word.

Three things stand out. 11 of these 21 entries run on Saturdays, so a weekend move is not automatically free of controls. North Shoreditch runs until midnight and Hackney Central until 11pm, so an evening move there is still controlled. And the Stamford Hill zones (T, W and Y) and Rectory Road (R) run for only a short weekday morning window. Zones near the Emirates Stadium and Queen Elizabeth Olympic Park have longer hours on event days, so check the fixture list before you fix a date in Finsbury Park, Clissold, Hackney Wick, Homerton or Well Street. Our controlled parking zone guide explains how bays, vouchers and pay-by-phone work across London.

Parking permits and car-free homes#

If you will have a car in Hackney, check the permit before you sign a lease or exchange. New homes and redevelopments in Hackney are car free, and you can check an address by starting a permit application: if the home is car free, a message tells you. Hackney's car-free page says residents of car-free and car-capped homes cannot buy on-street permits for any motor vehicle, including motorbikes and vans, and that the developer or landlord is responsible for telling you. They can still buy visitor vouchers.

  • Moving into Hackney. Apply for a resident e-permit for 3, 6 or 12 months. It is digital and linked to your registration, one per person, and you must be the vehicle's registered keeper. New residents can use a solicitor's completion letter or a letter from the landlord or agent as proof of address. If documents are missing at the start, you have one month to supply them, or the permit is cancelled with a refund less £26
  • Moving within Hackney. Change the address in your parking account. Hackney says there is no charge and the change applies the day after it is approved
  • Moving onto an estate. Estate permits are separate, run for 12 months and can have waiting lists, so apply through the estate permit page

Your permit and visitor vouchers do not cover the removal van in a suspended bay or on a yellow line. The CPZ guide has Hackney's voucher size limits and where vouchers are valid.

Council tax in Hackney#

Hackney asks you to tell it you are moving whether you are coming into the borough, moving within it or leaving. Moving in, it wants the address, the move-in date, your contact details, your old account number if you lived in Hackney before, the previous occupants' forwarding address if you know it, and the tenancy start date or the completion date. Moving out, it wants the date, your account number and your new address; renters also give the tenancy end date and landlord's details. Hackney sends a bill a few days after the form. If the final bill shows a credit, you can apply for a refund.

These are Hackney's 2026/27 charges, including the Greater London Authority's share, with the 25% and 50% discount figures from the council's own table. If you are the only adult at the new address, apply for the single person discount when you register.

Your band depends on the home's value on 1 April 1991, or an estimate for homes built since. Hackney does not set bands; the government does. Check the band on GOV.UK before you commit, and challenge it there if it looks wrong. A new account number also means a new Direct Debit; moving between London boroughs covers what the old council expects.

Bins, bags and bulky items#

Hackney's collections depend on the type of home, and the week of a move is when this matters most, because packing waste has to follow the same rules.

  • Houses and flats in converted houses. A black 180-litre wheelie bin or 90-litre dustbin for rubbish, collected every 2 weeks; green recycling bags and food caddies collected weekly. Bins and bags go out by 6am, on your property near the pavement. If the bin is missing, order a replacement; Hackney aims to deliver within 15 working days, and recycling bags and caddies within 10
  • Flats above shops. No wheelie bins. Rubbish and recycling are collected twice a day, you buy your own rubbish bags, and the bags go out only in your street's collection times. Hackney lists 73 streets and parades with daily collections, including Mare Street, Kingsland High Street, Stoke Newington High Street, Hackney Road and Shoreditch High Street
  • Estates and blocks of flats. Communal bins, emptied weekly, usable at any time. Waste left on the floor can bring a fine, so flatten boxes and make sure they fit

For things you are not taking, Hackney's bulky waste collection costs £24 for 1 to 5 items or £48 for 6 to 10, with up to 10 items per collection. Sofas, armchairs and other soft furnishings must be collected separately by law, so a booking that includes them is charged as two collections. If you live on a Hackney estate and pay a service charge, you get 4 free collections in 12 months. Households on Council Tax Reduction pay less.

The three reuse and recycling centres Hackney lists are all outside the borough: Hornsey Street in Islington, South Access Road in Walthamstow and Western Road in Haringey. On foot or by car you do not need to book. In a van you must book 24 hours ahead, each site takes 10 vans a day, and you can visit by van 5 times a year. None of those sites is in Hackney, and our crews do not take rubbish or clear waste, so book any collection well before moving day and keep what stays behind apart from what is moving.

The rest of the paperwork#

  • Electoral register. A Hackney address needs a fresh registration: GOV.UK says you register again whenever you change address, which usually takes about 5 minutes, and telling council tax does not count
  • Find your collection day. Look up the new address before the first collection, especially on a daily-collection street
  • Road charges. Hackney is inside the ULEZ, which covers all London boroughs. Our vans meet the ULEZ standard, so no ULEZ charge is added. The Congestion Charge only reaches a Hackney move when one of its two addresses sits inside the zone in charging hours, and then it shows as a separate quote line. London road charges for moving day has the details
  • Tell the old borough. If you are leaving another council, it needs telling too; our London moving checklist puts the whole move in order

A Hackney moving timeline#

Working back from moving day

  1. Three weeks or more before

Settle the date with a written quote. Look up the zone hours on both streets and any event days, and find out whether the new Hackney home is car free.

  2. At least 7 working days before

Apply online for a moving-home suspension, one application per road. On an estate, ask the housing office where the van can park.

  3. Two weeks before

Book a bulky waste collection for anything not moving, and book the lift if the building has one.

  4. One week before

Tell Hackney's council tax team your date and both addresses. Ask the council what the van should display in the suspended bay, and send us the confirmation.

  5. Moving day

Check the bays are clear and report any car in them straight away. Keep packing waste within your bin, bag or collection-time rules.

  6. First week after

Update or apply for your permit, check your bins or bags, and register to vote at the new address.

Your Hackney quote#

Most of a Hackney move is settled before the van sets off: the 40-minute limit on yellow lines, a moving-home suspension booked 7 working days ahead, and the stairs of a converted terrace or the lift on an estate. Tell us which of those apply at each end, and whether the new home is car free if you drive. The quote form is on our house removals in Hackney page, and London house removals covers the rest of the capital.

Frequently asked questions

How long can a removal van park on yellow lines in Hackney?
Hackney allows loading and unloading for domestic removals on single and double yellow lines for up to 40 minutes, as long as loading is continuous. Longer than that needs a suspension or dispensation. Most moves take longer: on our rate card even a studio takes 1 hour to load.
How much is a moving-home parking suspension in Hackney?
For moving home, Hackney waives the bay fee for up to 3 bays on the first day, so one day costs only the admin fee. Its page gives that fee as £96.50 in the text and £100 in its example table and fee list, so confirm it when you apply. Extra bays or days are £44 per bay per day. Apply online at least 7 working days ahead, or pay a £161 late fee.
Can I use a parking dispensation for my removal van in Hackney?
Only if the vehicle is no more than 2.27m high, 5.25m long and 3,500kg unladen, which rules out most box vans and lorries. Hackney lets you apply for 1 or 2 dispensations for moving house; they do not reserve a space and are not valid on double yellow lines or in suspended bays.
Can I get a parking permit for a new-build flat in Hackney?
Usually not. Hackney says new homes and redevelopments are car free, and residents of car-free and car-capped homes cannot buy on-street permits. Check by starting a permit application for the address: a car-free home shows a message. Visitor vouchers can still be bought.
How much does it cost to move house in Hackney?
On our rate card, a 1-bedroom flat moved 2 miles within Hackney comes to about £453.60 and a 2-bedroom flat about £1,044 from the ground floor, before dismantling, packing or surcharges. Put that 2-bedroom flat on a third floor with no lift and stair time adds £540. The quote you get is based on your inventory and on the stairs, lift and parking at both Hackney addresses.
