In London, "man and van" and "removal company" are often used as if they were two different trades. In practice they sit on one scale. At one end is a small van with a driver. At the other is a lorry with a full crew, packing and dismantling. Most moves fall somewhere between, and the right choice depends on what you own and where you live.

What each one usually means#

There is no legal definition of either. Broadly:

  • Man and van usually means a smaller van and one or two people. You are often expected to have everything packed, and you may help carry
  • A removal company usually means a larger vehicle, a crew sized to the home, and services such as packing, dismantling and storage

The useful question is not which label to pick. It is how big a vehicle you need, how many people, and what you want done for you. Our rate card prices every vehicle at every crew size: driver only, 2 movers, 3 movers, 4 movers. You choose the combination, and the quote shows it.

When a man and van fits#

  • A studio flat, a single room or a student move
  • A few large items, such as a sofa and a bed
  • A short move between neighbouring areas
  • Everything is already packed and sealed
  • Ground-floor access, or a lift that takes the furniture
  • You are happy to help carry, or the load is light

On the rate card, our Small Transit (SWB) is £55 an hour with a driver only, or £75 with two movers, with a 2-hour minimum. For small moves, that minimum often sets the price. Student removals in London covers rooms and studios in more detail.

Our man and van service in London lists every van with its driver-only and two-mover rates.

When a full removal crew fits#

  • A home of two bedrooms or more
  • A flat above the ground floor without a lift that takes the furniture
  • Heavy or awkward items, such as a large wardrobe or an American fridge freezer
  • You want packing, dismantling or storage arranged
  • A long carry from the van, for example on a red route or in a controlled parking zone
  • A fixed date, such as a completion or a tenancy end

More people usually means fewer hours. The hourly rate is higher with a bigger crew, but the time at each door is shorter. That is why our quote form suggests 3 movers for a three-bedroom house and 4 for a four-bedroom house.

The same rate card, different moves#

These are rate-card estimates for a cross-London move of 8 miles, using the vehicle and crew our quote form suggests for each home. They assume ground-floor access on a weekday, before stairs or extras.

HomeSuggested vehicle and crewTime allowedEstimate
studio flatSmall Transit (SWB), 2 movers2 hr 30 min£197.10
1-bedroom homeLuton Box Van, 2 movers4 hr 30 min£464.40
2-bedroom home5.5 Tonne Lorry, 3 movers6 hr 30 min£1,056
3-bedroom house7.5 Tonne Lorry, 3 movers8 hr 30 min£1,549.20
4-bedroom house10 Tonne Lorry, 4 movers10 hr 30 min£2,437.40

You can change the suggestion. A light one-bedroom flat might go in a smaller van with fewer people, and a full two-bedroom flat on the fourth floor might need more. The quote is built on what you choose and what the team confirms.

Stairs, lifts and parking decide it in London#

London moves are short in miles and long at the door. Two things push a small move towards a bigger crew:

  • Stairs. From the first floor up, stairs are charged per person, per flight, per hour, unless a working lift takes the furniture. Fewer people means a lower stair charge an hour, but each trip is slower
  • Parking. If the van cannot stop close to the door, every item is carried further. You can apply to the council for a parking suspension, and you pay its fee

Moving a flat in London explains stairs and lifts, and parking suspensions for moving day covers each borough.

Extras that suit a full crew#

  • Packing. Our packing service runs from £400 for a one-bedroom home, materials included. It is only offered with a removal
  • Dismantling and reassembly. Priced per item, with a £90 minimum booking. We do not hoist furniture through windows, so anything that will not fit the stairs or lift is taken apart
  • Storage. If the dates between homes do not line up, see removals and storage in London

What every move includes#

Whether you book a driver only or four movers, every move with us includes the same basics:

  • Goods in Transit cover. Included on every move, not sold as an add-on.
  • Public Liability cover. In place on every job, at home or at work.
  • Our own crew. Every mover is employed by AFS. We never pass your move to a subcontractor.
  • One named coordinator. Your single point of contact, from the quote to the last box.

Questions to ask any provider#

Whoever you book, the same questions make quotes comparable:

  1. Which vehicle and how many people are you quoting for?
  2. Is the quote hourly or fixed, and is there a minimum?
  3. How is mileage charged?
  4. Are stairs, waiting time and evenings or weekends charged extra?
  5. What insurance is in place, and what does it cover?
  6. Who does the work on the day?
  7. Is the quote in writing, and what are the cancellation terms?

Two quotes for the same move can differ because one assumes a smaller van or crew. How to compare removal quotes walks through it.

Short notice#

If you need to move fast, size matters. Homes up to two bedrooms can often be moved the same day if booked by 2pm, and larger homes the next day, subject to availability. There is no extra charge for short notice. See last-minute removals in London.

Deciding for your move#

If you are unsure, send us a room-by-room list, both postcodes, the floor and lift at each address, and where the van can stop. We will suggest a vehicle and crew, and you can ask for a smaller or larger option. You will get an itemised written quote within 24 hours, and the team confirms the final price in writing. Start from our house removals in London page, or flat removals in London for a flat.

For prices by home size, see how much house removals cost in London, and to keep the cost down, the cheapest way to move house in London. Whatever size your move, house removals in London has the rate card and the quote form.

Sizing the load before you choose#

The choice between a small van and a full crew starts with volume. Removal vehicles are sized by how much they hold, in cubic feet, and so is a home. Our vehicles run from 350 cu ft in a Small Transit to 1,800 cu ft in a 12 tonne lorry. These are the volumes on our vehicles page:

VehicleLoad volumeRoughly suits
Small Transit (SWB)350 cu ftA room, a few items, a light studio
Transit LWB500 cu ftA studio or a light 1-bedroom flat
Luton Box Van700 cu ftAbout a 1-bedroom home
5.5 Tonne Lorry1,000 cu ftAbout a 2-bedroom home
7.5 Tonne Lorry1,300 cu ftAbout a 3-bedroom home
10 Tonne Lorry1,500 cu ftLarger homes
12 Tonne Lorry1,800 cu ftThe largest homes

Bedrooms are only a rough guide. A one-bedroom flat with a home office, a piano or a lot of books can fill more than a sparse two-bedroom flat. The most reliable way to size the move is a room-by-room list with the large items named. What fits in a Transit van and what fits in a Luton van give worked examples.

If the load is close to the limit of a van, size up. A van that is a little too small means either a second trip or items left behind, and both cost more than the step up would have.

How to check any provider#

Whoever you book, a few minutes with public records tells you a lot. The first two are online checks on GOV.UK that take a couple of minutes.

  • Companies House. If the provider says it is a limited company, search its name on the free Companies House service. GOV.UK says you can see the registered address, the date of incorporation, current and past directors, previous names and any insolvency information. Check that the name on the quote matches the company you find
  • MOT history. GOV.UK's MOT history check needs only the number plate. It shows past passes and failures, the mileage at each test and when the next MOT is due. Ask which vehicle is coming if you want to check it
  • Operator licence. GOV.UK says a goods vehicle operator licence is needed for a vehicle with a gross plated weight of over 3,500 kg. Small vans sit below that line. If you are quoted for a lorry, ask the provider to confirm its licence
  • Insurance. Ask what cover is in place for your goods while they are carried, and for injury or damage to property. Ask to see it in writing

Our company number is 12460159, and every move with us includes Goods in Transit and Public Liability cover as standard. The same checks apply to us as to anyone.

Your rights when you book a service#

A removal is a service, and the Consumer Rights Act 2015 applies to it. Citizens Advice says services must be provided with reasonable care and skill. If a service has not been done to that standard, you can ask the trader to put it right, or ask for a price reduction. You must usually give the trader the chance to redo the work first, unless that is not possible or would take too long.

Citizens Advice says to put a complaint in writing, say what you want fixed, and refer to the Act. In England you can raise a problem for up to 6 years, even if it was not obvious at first. In practice, the most useful protection is a clear written quote, because it records what was agreed. A promise made on the phone is hard to rely on later.

Before you book, read the terms you are agreeing to, especially on cancellation, waiting time and what happens if keys are late. What a removal quote should include lists what to look for.

Common mistakes when booking a small van#

  • Guessing the volume. A list of rooms is not a list of items. Name the sofa, the wardrobe and the boxes
  • Forgetting the stairs. A third-floor flat with no lift takes far longer than the same flat on the ground floor, whatever size the van
  • Assuming you will help. If you plan to carry, say so when you book, and be ready. If you cannot help on the day, the hours go up
  • Leaving packing to the morning. A small crew waiting while you pack costs as much as a large crew waiting
  • Not checking parking. In a controlled parking zone or on a red route, a small van still needs a legal place to stop. Red routes and removal vans explains the rules
  • Comparing on hourly rate alone. A lower rate with a smaller crew can take more hours. Compare the total for the same work

Splitting a move between two bookings#

Sometimes the best answer is neither one nor the other, but both. A common pattern in London is a full crew for the furniture on moving day, with a smaller booking for what is left: a second load from a storage unit, items from a parent's home, or a few pieces collected later from a shop. Each booking is priced on the same rate card, so you can see the cost of each part.

Another is a full crew at the old home and a driver only for a short second trip of boxes you have packed yourself. This only saves money if the second load is light and the access is easy. If it involves stairs or heavy pieces, one larger booking is usually cheaper than two smaller ones.

If you are not sure, describe the whole job and ask for both options. How to compare removal quotes shows how to line them up.

Frequently asked questions

Is a man and van cheaper than a removal company?
The hourly rate is lower because the van and crew are smaller. It is only cheaper overall if the smaller van and crew can do the move in similar hours. For a large home, more movers can mean fewer hours.
Can I book just a driver and a van?
Yes. Every vehicle has a driver-only rate, from £55 an hour on the Small Transit (SWB), with a 2-hour minimum.
Do you hoist furniture through windows?
No. We dismantle what can be taken apart so it fits the stairs or the lift. Dismantling is priced per item.
What size of move needs a full removal crew?
Usually a home of two bedrooms or more, or a flat above the ground floor without a lift that takes the furniture. Our quote form suggests a vehicle and crew for each home size, and you can change it.
How do I check a man and van company is genuine?
Search its name on the free Companies House service if it says it is a limited company, check the van's MOT history with its number plate on GOV.UK, and ask for its insurance in writing.
Show all 8 questions
Does a removal lorry need an operator licence?
GOV.UK says a goods vehicle operator licence is needed for a vehicle with a gross plated weight over 3,500 kg. Small vans sit below that. If you are quoted for a lorry, ask the provider to confirm its licence.
What are my rights if a removal goes wrong?
The Consumer Rights Act 2015 says services must be provided with reasonable care and skill. Citizens Advice says you can ask the trader to put it right or for a price reduction, and to complain in writing.
What size van do I need for a one-bedroom flat?
Usually a Luton Box Van, at 700 cu ft. A light one-bedroom load may fit a Transit LWB at 500 cu ft. A room-by-room list with the large items named is the best way to tell.
